What is a Property Manager?
A Property Manager is a person charged with real property asset management.

Advertising that gets results. We return our phone calls!
Tenant qualification through credit/criminal/eviction screening, employment verification and in some cases, personal interview.
We take responsibility for making sure all Florida laws are followed, including Fair Housing and the Florida Landlord and Tenant Act.
Monthly statements, year-end income and expense statements and 1099 tax statements
Contract for all repairs, routine maintenance and upgrades
24 hour access to a Property Manager for the Owner and Tenant
We coordinate administration of HOA rules and regulations for all properties that are in an HOA
Property inspections and turn-overs
Rent collection and disbursement
Direct deposit of collected funds available
Real Time Reporting via Personal Owner Portals
All aspects of the eviction process, via our attorneys, when needed


Our Policies
Communication is always an important factor in developing and maintaining a good working relationship.  It is our goal to respond as quickly as possible to our owners and tenants problems and concerns.  As a property manager, I have an email, cell phone and an office phone system that relays voice mail messages after hours.  The broker/owner is also available to assist with any questions.


We are members of the Orlando Regional RealtorÃ?® Association (ORRA) and are real estate professionals who belong to the National Association of RealtorsÃ?® and subscribe to its strict Code of Ethics.  Not all real estate brokers and agents are RealtorsÃ?®.  To make sure you are working with one, look for the federally registered membership mark RealtorÃ?®.


We do business in Accordance with the Federal Fair Housing Laws (The Fair Housing Amendments Act of 1988), Florida Statutes which include the Landlord and Tenant Act and Department of Real Estate Commissioners Rules.

Our Fees:
You owe no fees upfront.  Our management fee will be deducted from the first monthâ??s rent once we have placed a tenant in the property, and is a percentage of the rent.  This percentage is agreed upon between Owner and Property Manager and is determined by a number of factors, including, but not limited to, number of properties we manage for an owner, distance to property and market conditions.


For ease of payment, we provide direct deposit of owners funds via Paylease.  We also offer tenants the ability to pay rent online and to setup automatic ACH payments.

 

Tenants 
We manage some of the areas most desirable rentals. Our progressive staff understands that consistently working to improve the quality of service and attention to detail are the best ways to provide comfortable communities for the people who have chosen our rentals. Our tenants feel comfortable knowing that 24 hours a day, 7 days a week they will be able to reach a qualified employee who will promptly address any maintenance issue as it relates to their safety or the integrity of your property.
